Our busiest stretch is January and February, every year without fail. Some of that is storm damage. Most of it is cold doing four quite specific things to doors that were behaving perfectly well in October.
1. Grease thickens and rollers stop rolling
The lubricant that was doing its job in mild weather stiffens as the temperature drops. Rollers that should turn freely start to skid along the track instead, and the Garage Door Opener has to drag the whole door rather than guide it. This is why a door that was quiet in autumn sounds like it is complaining by January — and why heavy grease is the wrong product here.
2. Springs get brittle
Steel loses a little of its give as it gets cold. A Garage Door Springs that is already most of the way through its cycle life will almost always let go on a freezing morning rather than a mild afternoon. That is why spring calls cluster around the first hard freeze and again after a long cold snap.
3. The bottom seal freezes to the slab
Meltwater runs under the door, refreezes overnight, and glues the rubber to the concrete. The natural reaction is to hold the button down until the door tears free — and that is what strips an opener gear, snaps a cable off its drum, or rips the seal clean off the panel. If the door will not lift, break the ice first.
4. Sensors get knocked out by snow and salt
Photo-eyes sit six inches off the floor, which is exactly where shovelled snow gets piled and where plough spray lands. Knock one a few degrees out of alignment, or let damp sit in the housing, and the door refuses to close or reverses halfway. It is the single most common winter call we get, and it is usually a five-minute fix.

Worth doing before winter
- Lubricate with a light lithium or silicone spray — not heavy grease, which stiffens in the cold.
- Test the balance so the Garage Door Opener is not fighting a stiff door in the cold.
- Clear and re-check the photo-eyes once snow starts getting shovelled near them.
- Fit a battery backup before the first nor'easter takes the power out.
- Check the bottom seal is soft and sitting flat, so it is less likely to freeze down.
What the freeze-thaw cycle actually does
Water gets into places it should not, freezes, expands, and levers things apart a fraction at a time. That is the whole mechanism. It works fixings loose, it lifts the bottom seal off the slab, and it opens gaps along the jamb that were not there in autumn. A door that sealed cleanly in October showing daylight down one side by February has not broken — it has been moved.
What to check before you call anyone
Look at the photo-eyes first. They sit six inches off the floor, which is where snow gets shovelled and where things get leaned. A lens that is dirty, damp or a few degrees out of line will stop a door closing and produce a fault that looks far worse than it is.
Then check the trolley is engaged. A motor that runs while nothing moves is very often nothing more than a release cord somebody pulled and forgot about.
The mistake we see most
Reaching for general penetrating oil. It is a solvent, not a lubricant: it strips out what was there, flashes off, and leaves the part drier than before. Then it collects grit. Use a proper lithium or silicone garage door spray instead.
The practical upshot
Two services a year, a light spray on the moving parts, and a thirty-second balance test now and then. That is genuinely most of it.
Doors that get that treatment last decades. Doors that get nothing until something snaps do not, and the difference in cost over a door's life is considerable.
